I like working with people that provide good service. Orlando Realty and Property Management provides good service. Ask for Mary to manage your property, she has done a great job. Keeps me informed. Keeps my condo leased. I referred my former neighbor who said she was happy too (which was important since I referred this company).
I can't say enough good things!. I can't say enough good things about Orlando Realty and Property Management. They have done a great job managing my property in the last 5 years. They have given me sound advice, good communication. But if I picked just one advantage with them over other firms would be their marketing and advertising of my house. In the last 5 plus years I have had three renters in my house, and because of their excellent marketing, it has never sat un-rented for more than 11 or 12 days. I am glad they manage my house.
After two years with this company, as property owners, we have found ORPM to be mediocre at best.
Pros: ➔ORPM responds in a timely manner to email
Cons: ➔ORPM made costly errors
-- missed large items on an exit inspection which needed repair due to tenant abuse
-- mistake in current lease, leading to loss of trust in ORPM's abilities to properly manage ➔ORPM did not respond in a timely manner to tenant complaints
-- current tenants have been waiting 4 months for repairs which we are now taking care of ➔ORPM did not follow through with:
-- notice to correct to tenants, ORPM did not visually inspect any ordered corrections
-- HOA complaints
-- several others than the actual tenants on the lease were residing on the property
-- activities on the property where police were called
➔ORPM may overlook owner's requirements in order to rent the property
Because of these problems we would seriously recommend shopping around.
UPDATE 4/13/11: After communicating with ORPM several times, there have been no changes in their performance. This is unfortunate as they could be a better management company if they had a system to cut down on the number of errors they make in the office.
UPDATE 5/25/11: ORPM has recently added a mid-lease walkthrough to their yearly maintenance routine, which is a great idea. Unfortunately for this homeowner, because of the considerable mess ORPM made in the current lease, a mid-term walkthrough became redundant. ORPM's mistake causes my husband or myself to perform weekly maintenance on this property and we do not require them to check mid-lease or otherwise. ORPM should pay us for doing their job for them!

Working with Orlando Realty & Property Management has been a pleasure over the years.
In 2006, it was obvious that I needed a new property manager. My first manager had found a couple with child to occupy the unit in a relatively short time. As time went on, I would receive complaints from the HOA and neighbors, to which the manager would not even visit the unit or propose a solution to the problems. By the end of the lease they weren't paying rent and the first steps towards eviction had to be taken. The tenants not only stole from me but ended up stealing electricity from the neighbors using an extention cord once the power was shut off.
After a month of staying in the unit to fix up the place and supervise repair work, I took the time to interview several property managers. Jay Myers came across as a honest straightforward candidate who seemed very prepared and more knowledgeable about properties than the rest. When I look back on the choice to go with him & his team, it brings a smile to my face every time. They have done an outstanding job finding quality tenants with only a few weeks turnover and have saved me the various headaches associated with maintenance and repairs.

I am a happy and satisfied property owner/client of Orlando Realty & Property Management since buying my rental investment home in Orlando in August 2008.
I needed a management team I could trust both to rent the property with minimum non occupancy and also safely manage and arrange only necessary repairs & maintenance (value added). This is especially required as I do not live in the USA but in Ireland. Orlando Realty & Property Management live up to my requirements.
I found them via the internet, other management companies too, but they stood out as they were extremely helpful and quick to answer all of my many questions and so they deservedly won my business. My initial good dealings, comfort feel and thoughts have not let me down.
Everyone one there I have dealt with have been really good, my primary contact Lisette has always been great!
Lisette is extremely responsive, helpful, polite, friendly and always works very hard to answer any of my questions and to act on my behalf to fulfill my needs. Even though there is a transatlantic 5hr time difference and most correspondence is email, I feel she is always contactable as I always get a quick response, even week ends.
Most important is my property is long term rented, with I believe a good tenant, and well maintained. With my money paid directly into my bank same day (or very close to it) each month. The web site owner portal is also an advantage.
Given all the above I would always recommend Orlando Realty & Property Management. Why go anywhere else!
