We are current tenants of Avalon Management and are counting down the days until we get to move. I have to agree with the majority of these posts, Angela Gerard is the rudest, most unprofessional real estate salesperson I have ever dealt with. She is unwilling to listen to the tenant, inflexible, unconcerned and irrational. Unfortunately, I have been subjected to her screaming and belittling behavior as well. I cannot believe they are still in business. They sent us to a letter to renew our lease stating that if we wanted to renew, our rent would be increasing. We replied saying we would not renew. Soon after, we saw the listing of our property for exactly the amount we are currently paying. If they really had the owner's best interest at heart, they would have attempted to come to an agreement with us, the current tenants. Instead, they would rather see us go while the owner has no one paying rent. Who knows how long it will take them to rent the place? We have located the owner and will be calling him promptly to warn him against doing business with this company. By the way, we are both real estate professionals but we have never seen a management company behave this way. Beware! DO NOT do business with this company!
Avalon Management has done nothing but impress me throughout the 4 years that I have lived at one of the properties they manage. There are many other companies to choose from, I would have no problem recommending this one to someone without hesitation. Their staff is friendly, helpful, diligent and resourceful. The property managers are also a delight to work with. They are very knowledgeable and very easy to talk to.
I just wanted to say how helpful Avalon mgmt was to my family and myself. I went through a rough seperation from my spouse and had to move from another state back to Florida. I needed something right away and they helped fit me with a property. I was not able to view the property myself so they allowed my sister in law to view it for me and take pictures. They showed the property to her within two days of me calling and saying i was in a panic. The enitre staff has been patient with me and super helpful. It has been three months since i have been settled and i just feel that this would have never happened for me if they werent so willing to bend over backwards to help assist me. Thank you again to Angela and her staff for all you do. I will be renting from them for a long time.
We rented a home in a very nice area in
E. Orlando through Avalon Management. We paid our rent earlier than the expected due date every month and took care of the home as if it were our own. After a year of renting the property, we had a roof leak caused by the rain which ended up ruining a small area of our wood floor near the entry way. We called Avalon Management to come view the damage and to also see the leak in the roof. They came out three days later to inspect. The area of the wood damage was really small but the contractors that came to the property wanted to charge to replace the entire floor. None of the individuals that came out even looked at the roof leak. The one contractor that came to the property said he would rather redo the entire floor to make a buck then replace the small area of the floor. (Unprofessional)
I waited three additional weeks and called to check the status of the floor and leak because the two items were getting worse and I did not want to be held responsible.
Angela the owner of Avalon Management returned my call by cursing me out and calling me names that I have NEVER been called by anyone. The woman is un-professional and her husband is even worse. They used racial slurs and accused me of purposely destroying the home (again, small area of entry way). Avalon Management bullied us for months and refused to fix the floor and roof. A few long months later, we moved and Avalon Management kept $200 from our deposit for "cleaning fees" Which by the way, we paid to have the home professionally cleaned.
#1 They didn't follow the appropriate procedure regarding deposit reimbursement as stated by FREC.
#2 They refused to do a walk-through with us.
#3 They were supposed to send us a letter within 15 business days stating that they had planned to keep $200 out of our deposit and allow us 15 additional days to dispute. They did not. - Per FREC Policies.
Read all of the reviews on multiple sites and notice that most are BAD. The few that are good were written by their own employees. Avalon Management's responses to these reviews are defensive. Unfortunately, they're getting away with treating their tenants poorly. BEWARE and Be Careful if conducting business with Avalon Management.
I have never dealt with anyone as rude and unprofessional in my life. I have owned 5 homes and rented 3 times in my life and never had anyone so unwilling to listen and provide correct information. Would not recommed you use this service for listing your rental or renting from them.

Management, it only shows how disrespectful the employees are and how rude they behave, with a comment like the one you left. I have a Masters in Business Administration, a Bachelors of Arts in International Relations and a Bachelor's of Science in International Relations, so please tell me that I am uneducated when I write my complaint about this company. Also, just because she has a degree doesn't mean she's well mannered or has good customer service; they don't really teach good customer service in university, you learn it dealing with people. If I could give this company less than 1 stars I would. The employees and the owners are rude, disconsiderate, do not listen to you as the renter and completely unprofessional. But, you must be right because you are one out of 18 that has a different opinion (another 2 post have the same opinion as you, but seem to be written by Avalon Mangement themselves). I lived in that property for a while and move to a more expensive one in large part due to these people's unprofessionalism.

Look them up on the better Business Bureau website and they have 7 complaints about them just this year. Most people don't complaint, so imagine how many people they have treated this way if only seven people have complained.

I know this is Florida, however, there have been some very cold nights the past few years during the winter months. We had no heat and 2 asthmatic children in the house. What was the response I received after calling every few hours for days? The response was and I quote "You are from New York, you should be used to the cold. 55 degrees is not that cold. You should be thankful that the air conditioner works because it is much worse to be hot in the summer than cold in the winter, add another blanket to your bed for now until we can get the heat fixed". This is what I pay such a high rent payment? Well my husband and I were finally able to purchase a house of our own and it was a complete nightmare trying to pack, move and coordinate schedules so that Avalon could show the house to prospective new tenants. One time in particular I had contacted Kim and told her that they will not be able to show the rental the next day becuase my son was in the hospital with asthma and bronchitis. I gave 24 hours notice that I had to cancel. The next day, I received a voicemail from Kim "confirming" the appointment for later that day. I immediately called back and reminded Kim that I was with my son who had just been released from the hospital and he was very ill as well as contagious. Kim apologized and then two minutes later I received a call from Angela. Angela said to me "you need to give more notice if you are going to cancel a showing, this prospective tenant drove for hours today to see the house" I asked Angela what she was talking about because I gave 24 hours notice. Angela demanded that the prospective tenant see the house and was relentless when I refused. I had to get my child dressed and run around to straighten up the house because I had just gotten home from the hospital and had been up for over 24 hours straight. It was very rude and I just kept telling myself "only a few more days until I move out". Moral of the story? Back up everything you say and do with this company with an email and be sure to save EVERY email until after you receive your deposit back after moving. Make sure to read everything because upon move out, you are responsible to PAY hundreds of dollars to a carpet steam company...you are not allowed to do-it-yourself, you need to paint, weed, mow, power wash, re-grout....the list is expansive! By the time you do all of the work that they demand you do upon move out, you end up spending equivalent to the amount that they are holding for your deposit. You're better off just vacating and letting them do the work! They're going to keep most of your deposit anyway! They find every little tiny thing and charge 100% over what the normal rate is. But, like I said in the beginning, so long as you do not ask for anything at all and you pay on the 1st and they never hear from you for any reason, then they are very nice to you when you hand over your hard-earned cash!
Avalon Mgmt Review. @surething4444 Really? Out for blood? Avalon management has been one of the most faithful and respectful companies ive ever worked with. They do not curse at you or hang up the phone when you are talking. The people that give this business a 1/5 star rating are just mad that you cant have your way about everything. Those ratings are obviously fake. They do not feed on new clients. People who blast them on the internet arent educated enough to know what is going on in their own home. Avalon Mgmt employees are professional and Angela has a degree in her careeer. mr time says she is the rudest of them all. You dont even know any of the othe employees names! You get mad about something and the first thing you do is blast them on the internet?! Oh yeah you should give them a frowny face sticker that will really hurt them!

I rented from avalon for years,I am appauled at the lack of professionalism displayed by the likes of the staff at avalon!!!!!! For all you people out there, this is not a fake review by any means!!!! Please heed my warning, If you gert invoved with this company you will be extremly regretful. The owner Angela is the rudest and most unprofessional of them all, and might I add, that is not saying alot. This company should not be in business! They have NO respect or compassion for they're cleints. She will curse at you, belittle you, and utterly disprespect you, without giving it a second thought.
For your own prortecction I implore you to search elsewhere when finding your next home.
RUDE & UNPROFESSIONAL. This is the most unprofessional company I have had to deal with. The owners curse and hang up on you if you ask for a repair order, they expect you to use your own funds to fix something that should be repaired by them. Nice houses but many other companies out there that have same type of home and treat you like an important tenant!
