Funny how the only person recommending this company is the owner! Agreed that in any business situation, there will always be disputes, but where are the positive reviews from customers, not just the owner?!? All American (now known as Real Property Management, probably to escape all the bad reviews) is terrible. I do not recommend them at all, ever. And Mr. Owner that posted below, I had to threaten that he would be hearing from my attorney to actually speak to him. They did not offer the services as stated in the contract, I never received page 1 of the contract (which they claimed did not say anything), the statements were unprofessional and difficult to follow, the yearly report was a joke, I was charged repair fees for several calls from the tenant made that did not result in any deficiency or repair being located or necessary. Additionally, my property was rented for less then I had designated which they explicitly stated in their contract they would not do without approval (which I did not give)!!! They were not even competent enough in business to send me tax statements. I cancelled with them before my contract was u and it was worth paying the penalty fee to be rid of them. Even then, it took me several weeks to correctly reconcile my account as they were slow to acknowledge their incompetent accounting and send me monies owed.
Worst Property Management Company in Orlando – All American Property Management (now aka Real Property Management) is the worst company you can imagine to have to manage your property. When they say they will take care of something, they are lying. A simple courtesy notice to have lawn taken care of became a five-month issue that led to a fine from our HOA. That was the breaking point for us to leave them. When we told them we did not want to continue with their service because of poor management, they offered to reduce the management fee to 8% from 10% and no leasing fee for the next tenant. We declined. When they realized that we were not going to stick with them, they informed us that we would be charged the 1 month of rent cancellation fee because we did not give them the 60 day notice from the contract agreement. (The tenant was leaving end of October. We gave All American termination notice in August, thinking that it was more than 60 days. Apparently, our
don't rent from these unprofessional rip off masters!! – I have to give them one star because it won't let me go on with a zero!!! This is by far the WORST bunch of morons I have ever had the misfortune to deal with. what everyone else is saying is TRUE!!!! stay away from these people and save yourself the aggravation! Our garage door opener broke 4 months after moving in and they never fixed it, we have been living here for almost 3 years! we gave them a list of to do's when we moved in, the maintenance guy came out and half assed the job,said he would come back to finish and we are still waiting. Recently our washer died so we called them up and they sent a guy out to fix it, ordered a part and installed it and it lasted 1 day before it broke again. drier broke at the same time. called them multiple times and they said they would send someone out. never happened so we just bought new washer and drier for ourselves, called them back up to tell them the lint trap tube was clogged and all they could tell me is that the washer, drier and the lint trap is our responsibility per page five on the lease. ok fine so I asked if they could clean it for a courtesy since they don't fix jack but charge you $50 a pop for nothing and they flat out told me no!!! They said that they went above and beyond just by sending a guy out that didn't fix anything and left us without a washer and drier for over a month and a half. I told them that I would call the BBB and they called me back and told me that on page 8 of the lease it states that if I call the BBB and it is a false complaint that they would charge me $150 an hour!!!
bottom line run away from this company and keep your money and sanity!!!
I won't be renewing my lease that is for damn sure!!
Worst customer service and scandalous incompetence.... – If I could give less than 1 star, I would. All American Management is one of the WORST organizations I've ever done business with. This is not sour grapes -- they are completely disorganized, have lousy follow-up and customer service skills and the ONLY positive review you'll find online is from their owner, Gene Bennett, who is completely out of touch with the amount of garbage going on in his company. He swears that he'll take care of customers, and that he was taken away from the business; he's been back, and that hasn't helped matters at all. In fact, since he's the only person who can help with the bookkeeping arm of things, it's made matters worse. Go ANYWHERE else but All American. Feel free to call me and ask for additional details -- at least others can learn from my mistake.
ALL AMERICAN SCAM ARTISTS – We recently moved out after nearly two years with this company. They are refusing to return our deposit AND on top of that they are claiming nearly 1,000 dollars in FALSE fees and other items.
We followed ALL rules and stipulations provided in the lease and we were on time EVERY single month with our rent. They will scam you for every penny.
The property manager overturn rate is ridiculous. We had at least 5 different managers during our time there. Leaving us with absolutely no consistency and complete confusion among the staff each time we needed to contact them about anything.
The receptionists are rude and lack any knowledge. The best response I received from the is, "I don't know, can I take a message". Needless to say...my messages were never returned.
RUN AWAY FROM ALL AMERICAN MANAGEMENT AND DO NOT LOOK BACK!
Here is the truth – We moved in to one of the units managed by All American Management approximately a year and a half ago. We paid a $300 non-refundable pet fee and over $600 dollars for our security deposit, only half of which was refundable.
Upon moving in we had to clean out both bathrooms ourselves, even being forced to remove two bathmats, several scrub brushes, and a few other items that contained the scum left behind from the previous renter. When we complained it went unresponded to. This is highly unacceptable.
During our time there we experience our air conditioning breaking down, our laundry equipment smoking and nearly catching on fire, and several other incidents, none of which seemed to really generate an ounce of interest from AAM.
We were charged an extra $50 each time we had a repair. There were many unforeseen costs and several unannounced visits that did not sit well with us.
Mr. Bennett mentions that he would not be doing his job if there were no "unhappy campers". Does that strike anyone as unprofessional? These people have switched out managers a ridiculous number of times since we began renting with them. Each time I had to call, there was a new manager for my property. Apparently they treat their employees as well as their customers. The customer is always right. We pay you, therefore we are the customer, you should never settle for "unhappy campers".
Now, one full month after moving from the premises to relocate for a job, we still have no word on our security deposit. I just called back AGAIN, and was forced to leave a message. None of my previous messages have been returned, so I don't expect any results from this one either.
Do not rent from this company and do not market your property through them. And don't take Mr. Bennett up on his word to speak with you regarding any concerns, they will only go unheard, trust me on that one.

Let’s face it, in the Property Management, (Land Lording Business), it isn’t always possible to keep all parties, (Landlords & Tenants) happy. In real estate, it is important to adhere to the terms of leases and other contracts between landlords and tenants.
In fact, we would not be doing our job responsibly if there were no unhappy campers, thus there will be complaints from time to time.
In 2008-2009 I was taken away from the focus of the business, but earlier this year, I returned to take control of the company I founded.
That said, it is always my goal to satisfy the needs of our customers, and I would certainly welcome the opportunity to discuss any and all concerns that our customers may have with our firm.
Run as fast as you possibly can, and please for God sakes don't look back! – The turnover in this office is unbelievable. We have been with them less than 9 months, and we are on our 3rd property manager. Yolanda Vega-Kelley is quite frankly the worst property manager on the face of the earth. When you ask her a question she dances around the answers. She will give you vague answers and send you account reports with numbers that don't make any sense. We're constantly asking ourselves...where did this $100 come from, or this $225??? Kathy Campano the Director of Property Management Services isn't far behind. She's rude, inconsiderate and a total waste of time. When trying to get in contact with her, the rude receptionist asked me to call back in an hour. I called back after 45 minutes, and the same receptionist told me she had left for the day. Folks, it was 3:00pm in the afternoon. How is it that these people are business?
Not only are we on our 3rd property manager, we are on our 2nd set of tenants in less than 9 months. The first group of tenants were criminals. They actually moved a criminal into my house! After a long ordeal of AAMPM not admitting to their own negligence, we had to pay an extra $4000.00 out of our pockets just to get our home back in renting condition. Sadly, we're stuck with them for a year, and stuck with Yolanda's lack of training and professionalism. Again, don't look back...STAY AWAY from All American Management.
I'D RATHER DRINK BLEACH! – All American Management is the worst company you could ever do buisness with...believe me. The people at the front desk have no people skills at all! Whenever you try to reach your Property Manager and they are not available the voicemail tells you to speak to a receptionist for futher assistance. They offer no assistance at all...they tell you to wait for your property manager. Ok...so now on to the property managers. I've only leased my rental home for one year and already I've had a total of 3 different PM's. The first ladies name was Janet HiSmith and she was a complete JOKE...she never returned calls or emails and I don't think she was the brightest crayon in the box. For example...I asked her for the dimensions of the garage to the new home I was moving into because of my SUV. She didn't know which is fine but then she told me if my vehicle didn't fit to contact her....was she going to build me a new one? Even better then that...the owner of the townhome is in pre-foreclosure and I was not contacted by Janet. Once Janet left of course she didn't fill in the replacement about anything she had learned about my home. The second PM I don't remember her name at all but you might as well talk to a wall. Finally the third one HEIDI CROFTON is horrible. She's rude and needs to take public relation courses. Let's see how long she'll last. She doesn't check her emails in case you have an emergency maintenance request and need someone out to your home right away. She talks to you as if you are her child and is the most unprofessional human being I've ever met. I'm not sure why All American keeps hiring all these losers but the turnover rate over there is so sad. Please do not go to them for a rental home or to rent your home. ALL AMERICAN SUKS!
Do not use this company – This company was the worst I have ever dealt with. I had the misfortune of hiring them to manage my property. They did nothing but cause me grief. Due to their shady contract they charged me one month's rent to rent the property plus advertising fees. Once the property was rented it was like pulling teeth to get answers, they never sent me a copy of the rental contract. When the lease was almost over and it was time to show the property to future renters, because I had fired them they would not give me access to the house. Finally when I thought I would be rid of them because the lease was up and the tenant moved out, they took almost two months to give me my final month's rent. So in short STAY AWAY unless you want anxiety and grief.
